Fees shown below are our standard fees. Following a meeting to fully understand your needs and circumstances, we may be able to suggest alternatives.

Management Options

  • “Let Only”:
  • Promotional offer service on "Let only or Tenant find" : Only £350 Now!!!! it's normally:
  • 7.5% for live-in landlords,
  • 10% where the property is let room-by-room/ on an HMO basis.


  • “Let & Rent”: 
  • 10% for live-in landlords, 
  • 12.5% where the property is let room-by-room/ on an HMO basis.
  • “Fully Managed”:
  • 12.5% for live-in landlords,
  • 15% where the property is let room-by-room/ on an HMO basis.
  • “Short-Stay (<3m)”: 
  • 20% for live-in landlords,
  • 25% where the whole property is let,
  • 30% where the property is let room-by-room.
  • “Guaranteed Rent”: We may also be able to offer a Guaranteed Rent service. The level of guaranteed rent that we are able to offer must be determined following a full detailed inspection of the property.


Additional Services

  • New landlord admin fee: £99
  • This fee covers a variety of admin tasks necessary when introducing a new landlord, including but not limited to, obtaining verification of landlord identification, confirming legal ownership of the property, performing anti-money laundering checks.
  • New property admin fee: £299
  • This fee covers a variety of work when introducing a new property, including but not limited to, obtaining professional photographs and videos, obtaining property floor plans, reviewing relevant licensing regimes to verify that correct licences are in place, and verifying that all property certificates are up to date.
  • Licensing application fee: £299
  • Where necessary, we can gather and submit all of the information required to obtain any licenses necessary for your property. We will oversee the licence application and act as the licence holder.
  • Tenant check-in and referencing: £99
  • This fee covers a variety of admin work necessary when introducing a new tenant, including but not limited to, verifying identification, performing right-to-rent checks, performing employment, reference, and credit checks.
  • Tenancy renewal: £49
  • This fee covers the admin work necessary when renewing a tenancy agreement, including corresponding with tenant to determine their plans regarding renewal and producing new tenancy agreements for signature.
  • Tenancy check-out:
  • This fee covers a variety of admin work necessary when a tenant leaves a property, including but not limited to, issuing damages and inventory report, managing the deposit return process, including coordinating possible dispute and arbitration procedures.
  • Tenant stay 12 months or less: £99
  • Tenant stay more than 12 months: £149
  • Deposit protection: £99
  • Where not already included in your Management Option, deposit lodgement and protection can be provided as a one-off optional extra.
  • Inventory report: £199
  • Where not already included in your Management Option, an inventory report can be provided as a one-off optional extra.
  • Cleaning service
  • For shared flats, we highly recommend the provision of a cleaning service of 2 hours per fortnight in the communal areas.
  • Landlords may elect whether to provide a cleaning service, and may provide their own cleaners*.
  • Gas Safe Certificate
  • Energy Performance Certificate
  • Portable Appliance Test (PAT)
  • Electrical Condition Report
  • HMRC Landlords Rent Return
  • HMRC Non-Resident Landlord Rent Return
  • Issuing a Housing Act notice to tenants

  • All third-party costs, not listed elsewhere, which we may necessarily incur whilst performing our services, may be recharged as disbursements.


Tenant Fees (payable by tenants)

In the case of each of the following fees, the fee relates to and is payable by each tenant within a dwelling-house/ HMO/ shared property.

  • Tenant requests to vary, assign, or novate a tenancy: £50
  • For example: Altering rent payment due date, or renewing a tenancy at expiry of the initial minimum term.
  • Provision of broadband internet service: £30
  • At the commencement, and any novation, of the tenancy, or on each one year anniversary of the commencement date, to cover our reasonable costs in connection with the provision of a broadband internet service at the property. These costs cover the administration required to update the broadband provider with information about your tenancy at the property, and to provide authorisation for you to personally access the technical support helpline related to the service.
  • Provision of electricity, gas and water: £30
  • At the commencement, and any novation, of the tenancy, or on each one year anniversary of the commencement date, to cover our reasonable costs in connection with the provision of electricity, gas, and water at the property. These costs cover the administration required to update the utility suppliers with information about your tenancy at the property.
  • TV licence: share of licence costs divided among all tenants
  • Currently, a TV licence costs £154.40 per annum. Your share of the cost will be calculated by dividing between the number of tenants living at the property, and must be paid on the commencement date of the original tenancy, and on each one year anniversary of the commencement date.
  • Lost keys
  • The tenant must pay any reasonable cost for replacing keys or any other security devices necessary for gaining entry to the These reasonable costs will include: a full recharge of the cost of obtaining a replacement key or security device, plus:


  • £60 where a member of agency staff is required to attend to give the tenant access to the property; or
  • £120 if the attendance is required outside of usual office hours (10am to 7pm Monday to Friday (by appointment only 6pm-7pm); 11am to 4pm on Saturday (by appointment only 3pm-4pm); excluding all Bank Holidays). We do not guarantee to be able to attend the property outside of normal office hours.
  • Late rent
  • If you owe rent under the agreement, you will have to pay interest on this amount from the date that it should have been paid where you are 14 days or more in arrears. The interest rate is 3% above the base rate used by the Bank of England. This rate may apply before, as well as after, a court judgment has been made against you, depending on the terms of the court.
  • Early termination of the tenancy (or in the case of a periodic tenancy, without giving the period of notice required under the tenancy agreement): £300,
  • Where early termination is less than 6m from start date: £300 plus rent paid until replacement tenant found (up to a maximum of one month)
  • If you give us notice that you are going to leave the property before this agreement has ended, you must pay our reasonable costs for reletting the property and pay the rent until a new tenant moves in.
